• Exclusive Buyers Agreement (EBBA) - Explained

    The acronym EBBA stands for Exclusive Buyer Brokerage Agreement (also known as a Buyer Agency Agreement) in real estate. 


    This is a contract between a homebuyer and a real estate agent that outlines the terms of their exclusive working relationship. 


    Key aspects of an EBBA include: 

    Exclusive Representation: The buyer agrees to work solely with that specific agent or brokerage for a defined period.

    Agent's Duties: The agent commits to representing the buyer's best interests, including finding properties, negotiating offers, and guiding them through the closing process.

    Compensation: It clarifies how the agent will be paid (usually via a commission from the seller, but the agreement specifies the full amount owed and who is responsible for paying it if the seller does not).

    Duration: The contract specifies the length of time the agreement is valid, which is a negotiable term.
